Barr Brands International Inc., a Memphis-based specialty cleaning products provider, has inked a 15,000-square-foot office lease at Lenox Park Building D, 6750 Lenox Park Court.
Barr Brands’ brand portfolio includes Goof Off, Klean-Strip, BIX, Microban, Bulldog, DampRid, Jasco, Home Armor, Citrustrip and SprinkleRite. The company sells its products through retail stores in the U.S.
Management at Barr Brands cited current tenant satisfaction as a driving factor in their decision to relocate to Lenox Park.
“Some of the existing tenants were kind enough to share with us their thoughts on the property and its management,” Richard Loomis, CEO of Barr Brands, said in a press release. “We were impressed with their testimonials and were inspired to become a part of the Lenox community.”
Michael Morgan and Kelly Truitt of CB Richard Ellis Memphis’ tenant advisory group represented Barr Brands in the lease. CBRE Memphis’ office leasing team, led by senior vice president Ron Kastner, represented the New York-based landlord, Highbrook Investment Management.
“Barr had a need to expand their existing office space, which forced us to look at the entire market,” Morgan said.
Highbrook bought four Class A office buildings in Lenox Park in May for $22.3 million. The four-story buildings are on about 28 acres at 3150 Lenox Park Blvd., 6750 Lenox Center Drive, 6745 Lenox Center Court and 6775 Lenox Center Court – each have more than 100,000 square feet and were built between 1997 and 2001.
“Since acquiring four of the seven Lenox Park buildings in May of last year, Highbrook’s Will Milam has spent a great deal of time getting to know the current tenants of Lenox Park and understanding their needs,” Kastner said. “He even consulted with the original developer to better understand the history of the property so Highbrook can build on that original vision, which is still relevant today.”
Milam considers Barr Brands’ lease to be the beginning of more leasing activity at his four Lenox Park Buildings.
“This deal brings to life the potential we saw in Lenox Park when we purchased it,” says Milam. “The property’s original vision was perhaps a little ahead of its time, and we are excited to see solid tenants like Barr taking notice of what the property has to offer and of the strong business community that has been built here. We anticipate that Lenox Park will see a resurgence of new leasing in the Memphis office market over the course of the next few years.”
